<p>The past 3 months showed dramatic improvement in the $150-300,000 price range.  The inventory level fell from 9 months to 7 months.  This is good news for home sellers in these communities with homes to sell in this price range.  The news is not so good for buyers in the upper 2 price ranges.  The inventory levels for the $300-500,000 range increased from 12 months to 15 months and the inventory for homes in the $500,000 and up price range increased from 22 months to 31 months inventory.  Home sellers in these ranges will face an uphill battle if they need to sell their homes in the near future.  The strong home buyers&#8217; market exists in the upper price ranges for Chagrin Falls real estate.</p>

<p>Loss on Sale of Home<br />
In the event an employee sustains a loss on the sale of his/her present residence as a result of relocation, the Company will reimburse the employee for the loss to a maximum of 10% of the original purchase price.<br />
A loss on sale is considered to be the difference between the original purchase price of the home plus allowable capital improvements as defined by the IRS and the higher of the appraised value or sale price. The employee must provide copies of the original purchase agreement and bills sustaining the capital improvements. The improvements must have been installed in the five-year period immediately prior to the effective date of the transfer and have a minimum cost of $1,000 for each expenditure.<br />

It is kind of presumptuous to assume that the capital improvements added to market value. Often there are demolition costs, extraordinary costs, and higher profit margins on remodeling projects. Should a transferee be able to recoupe such improvements to their full extent?<br />

Planning a move&#8230;you&#8217;ll definitely want to read this.</p>
<p>Allied wants you to start preparing early for your move with our moving checklist. It&#8217;s really never too soon to begin planning for a move, and veteran movers have found that a comprehensive moving timeline and checklist is the best strategy to ensure a smooth relocation. Our moving checklist and timeline is also a great way to involve the entire family in the move and to spread some of the responsibilities to each person, including your children.</p>
<h2>Timeline for Moving: Eight Weeks Before Move</h2>
<ul>
<li>Contact your mover to make arrangements for moving day.</li>
<li>Remove items from your attic, basement, storage shed, etc.</li>
<li>Start to use up things you can&#8217;t move, such as frozen foods and cleaning supplies.</li>
<li>Contact the chamber of commerce or visitor&#8217;s and tourism bureaus in your new community for information on your new city.</li>
</ul>
<h2>Timeline for Moving: Six Weeks Before Move</h2>
<ul>
<li>If you&#8217;re moving at an employer&#8217;s request, verify what expenses and responsibilities are theirs and which are yours.</li>
<li>Contact the IRS and/or your accountant for information on what moving expenses may be tax-deductible.</li>
<li>Begin to inventory and evaluate your possessions. What can be sold or donated to a charitable organization? What haven&#8217;t you used within the last year?</li>
<li>Make a list of everyone you need to notify about your move: friends, professionals, creditors, subscriptions, etc.</li>
<li>Obtain a mail subscription to the local paper in your new community to familiarize yourself with local government, community and social news and activities.</li>
<li>Locate all motor vehicle registration and licensing documents.</li>
<li>If some of your goods are to be stored, make the necessary arrangements now. (Your relocation consultant should be able to help.)</li>
<li>Contact schools, doctors, dentists, lawyers and accountants and obtain copies of your personal records. Ask for referrals where possible.</li>
</ul>
<h2>Timeline for Moving: Four Weeks Before Move</h2>
<ul>
<li>Submit a Change of Address form to the post office.</li>
<li>Arrange special transportation for your pets  and plants.</li>
<li>Contact utility and related companies (gas, electric, oil, water, telephone, cable TV and trash collection) for service disconnect/connect at your old and new addresses. However, remember to keep phone and utilities connected at your current home throughout moving day.</li>
<li>Contact coverage companies (auto, homeowner&#8217;s or renter&#8217;s, medical and life) to arrange for coverage in your new home.</li>
<li>If you&#8217;re packing yourself, purchase moving boxes  from your local mover. Pack items that you won&#8217;t be needing in the next month.</li>
<li>Plan a garage sale to sell unneeded items or arrange to donate them to charity.</li>
</ul>
<h2>Timeline for Moving: Three Weeks Before Move</h2>
<ul>
<li>Make travel arrangements and reservations for your moving trip. However, don&#8217;t make plane reservations for the same day that you&#8217;re moving out. House closings are often delayed, and other unexpected situations often arise.</li>
<li>Collect important papers (coverage, will, deeds, stock, etc.).</li>
<li>Arrange to close accounts at your local bank and open accounts in your new locale.</li>
</ul>
<h2>Timeline for Moving: Two Weeks Before Move</h2>
<ul>
<li>Have your car checked and serviced for the trip. Also, make sure that your automobile is prepared (filled with the necessary antifreeze/coolant, for example) for the type of weather conditions you&#8217;ll be traveling in.</li>
<li>If you&#8217;re moving out of or into a building with elevators, contact the building management to schedule use of the elevators.</li>
<li>Contact your relocation consultant to review and confirm all arrangements for your move.</li>
</ul>
<h2>Timeline for Moving: One Week Before Move</h2>
<ul>
<li>Settle any outstanding bills with local merchants.</li>
<li>Don&#8217;t forget to withdraw the contents of your safety deposit box, pick up any dry cleaning, return library books and rented videotapes, etc.</li>
<li>Take pets to the veterinarian for any needed immunizations. Get copies of pets&#8217; veterinary records.</li>
<li>Drain gas and oil from power equipment (lawn mowers, snow blowers, etc.).</li>
<li>Give away plants not being moved.</li>
<li>Prepare specific directions to your new home for your moving company. (Include your itinerary, emergency numbers, etc.)</li>
</ul>
<h2>Two to Three Days Before the Move</h2>
<ul>
<li>Defrost your freezer and refrigerator. Block doors open so they can&#8217;t accidentally close on pets or children.</li>
<li>Have your major appliances disconnected and prepared for the move. (Again, your relocation consultant can help with arrangements for a third party to provide these services.)</li>
<li>Pack a box of personal items that will be needed immediately at your new home. Have this box loaded last or carry it with you in your car.</li>
<li>Organize and set aside those things that you&#8217;re taking with you so that they don&#8217;t get loaded on the van in error.</li>
<li>Contact your relocation consultant to confirm arrival time of the moving van, as well as to notify them of any last minute details.</li>
</ul>
<h2>Timeline for Moving: Moving day</h2>
<ul>
<li>Make sure that someone is at home to answer the van foreman&#8217;s questions.</li>
<li>Record all utility meter readings (gas, electric, water).</li>
<li>Read your bill of lading and inventory carefully before you sign them. Keep these &#8212; and all related papers &#8212; in a safe location until all charges have been paid and all claims, if any, have been settled.</li>
<li>Follow the Allied Timeline for Moving</li>
<li>You&#8217;ll feel a sense of accomplishment as items are checked off of your moving checklist. Moreover, as the weeks roll by, your moving timeline will help ensure that nothing has been overlooked or omitted from your planning, and that alone will go a long way toward relieving some of your anxiety.</li>

<p>Today&#8217;s Cleveland Plain Dealer reports that home sales for May 2009 are generally lower than for May 2008, with Cuyahoga, Lorain, and Lake Counties showing a 7 to 9 % drop for the year to year comparison.  The State of Ohio is showing an 18% decline.</p>
<p><strong><em>Geauga County</em></strong> is the exception, posting a 15% increase over May 2008.  Jonathan Hall, President of the Ohio Association of Realtors stated:  &#8221;With favorable pricing, attractive interest rates and sellers more realistic in their expectations, the market is poised for a rebound due to the ideal conditions that exist.&#8221;</p>
<p>Reports for Portage County-Aurora and Summit County-Twinsburg are inconclusive due to the merger of the data services of the two multiple listing services.  These figures do include the Chagrin Valley areas of Chagrin Falls,  Solon, Bainbridge Township, Auburn, South Russell, and Chesterland.</p>

<p>Are you ready for this&#8230;.it&#8217;s a possibility that we will see a <strong>$15,000 tax credit </strong>for <strong>ALL</strong> home buyers.  As reported in USA Today, there are many potential changes to the housing bill that currently gives first time buyers an $8,000 tax credit, depending on their income.</p>

<p class="MsoNormal"><span style="font-family: Arial; color: navy; font-size: small;"><span style="font-family: Arial; font-size: 10pt;"><span style="color: #000000;">Did you realize that foreign investors, namely China and Japan purchase up to 40% of our debt (U.S. Treasuries). One of the major fears the past few weeks is that foreign investors stop buying our debt. As of yesterday we are starting to see some stabilization in the interest rate market which is helping rates ease back down. Current 30 year rates are averaging 5.625% and 15 year 5.125%. I am willing to go out on a limb and say we should see an additional .50% improvement in the coming weeks/months. </span></span></span></p>
<p class="MsoNormal"><span style="font-family: Arial; color: navy; font-size: small;"><span style="font-family: Arial; font-size: 10pt;"><span style="color: #000000;">For my readers who are realtors you may want to check with the lenders on your deals to confirm the rate lock. If closing dates are missed (which I have heard some buzz it is happening more often) it is possible locks will expire AND rates will be adjusted up to current levels. Don’t get me wrong, current levels are still historically outstanding just not the 4.50 – 4.875% that many may have locked into.</span></span></span></p>

<p class="MsoNormal"><strong><span style="font-family: Arial; font-size: medium;"><span style="font-family: Arial; font-size: 13.5pt; font-weight: bold;"><span style="color: #000000;">Strong Demand for Treasury Auctions</span></span></span></strong></p>
<p><span style="font-family: Arial; font-size: x-small;"><span style="font-family: Arial; font-size: 10pt;">After rising significantly over the last couple of weeks, mortgage rates moved higher again this week, but at a much slower pace. Strong demand for this week&#8217;s large Treasury auctions helped keep mortgage rates relatively stable. At current yields, both foreign and domestic investors showed above average interest in adding bonds to their portfolios. </span></span></p>
<p><span style="font-family: Arial; font-size: x-small;"><span style="font-family: Arial; font-size: 10pt;">Behind the recent rise in mortgage rates has been an improved economic outlook and concerns about the enormous supply of new debt needed to pay for government programs. This leaves the Fed in a difficult position. Fed officials would like to keep mortgage rates low to lift the economy. To accomplish this, however, the Fed would have to significantly increase its purchases of mortgage-backed securities (MBS), requiring it to issue even more debt and adding to inflation concerns. </span></span></p>
<p><span style="font-family: Arial; font-size: x-small;"><span style="font-family: Arial; font-size: 10pt;">Most analysts believe that the Fed is unlikely to expand its MBS purchase program. At the June 24th meeting, they instead expect the Fed to discuss an eventual exit strategy for the program, which might include stretching out their time frame for purchasing MBS. Reducing the weekly purchases would allow the Fed to gradually scale back its involvement in the market. The MBS purchase program has helped bring mortgage rates down since it was announced in November, but the Fed cannot continue to intervene in MBS markets indefinitely. Slowly reducing their MBS purchases may be the best way to minimize the impact on the market as they make their exit. </span></span></td>

<p class="MsoNormal"><strong><span style="font-family: Arial; font-size: medium;"><span style="font-family: Arial; font-size: 13.5pt; font-weight: bold;"><span style="color: #000000;">Week Ahead</span></span></span></strong></p>
<p><span style="font-family: Arial; font-size: x-small;"><span style="font-family: Arial; font-size: 10pt;">The most significant economic data next week will be the monthly inflation reports. The Producer Price Index (PPI) focuses on the increase in prices of &#8220;intermediate&#8221; goods used by companies to produce finished products and will come out on Tuesday. The Consumer Price Index (CPI), the most closely watched monthly inflation report, will come out on Wednesday. CPI looks at the price change for those finished goods which are sold to consumers. In addition, Industrial Production and Housing Starts will be released on Tuesday. The Empire State and Philadelphia Fed regional manufacturing indexes will round out the schedule. </span></span></p>
