There is very little change in the status of Solon real estate since the June 22nd report.  Solon inventory levels are 12 months or below in all price ranges, except for the over $500,000 price range.  The following information is for homes, condos, and cluster properties in Solon, Ohio and within the Solon School District.   This information is general in nature and can vary widely by individual communities within Solon.

There are a few questions to ask you for us to provide helpful information.

First, what price range are you considering for your home. Currently, if you would list in the $200-400,000 price range, there is only a 6 month inventory of homes for sale. This is a balanced or seller’s market. If your home is in the $400,000 and up range, there is currently an 18 month inventory of homes for sale. This is definitely a buyer’s market.

In less than 4 months, inventory levels for homes have increased dramatically.  There is now a 10 month inventory of homes, as opposed to 6 months inventory in mid-November 2009.  This is not unusual, as listings have increased and sales decreased over the winter months.  While the homes priced under $500,000 had increases of approximately 3 months each, the same cannot be said for the Solon Luxury Home market.  Inventory levels here increased from 12 months to 40 months.
