<p>Today&#8217;s article from RISMEDIA is excellent advise if you want to take advantage of government programs to stimulate the housing market.  We have recently posted Market Reports for Cleveland Real Estate communities and will continue to add more markets in the coming days.  Reports are already posted for Chagrin Falls, Bainbridge Township, Auburn, Aurora, and Burton.  Future reports will include Solon, Twinsburg, Streetsboro, Chesterland, Orange, and Pepper Pike, and Beachwood.</p>
<p>RISMEDIA, January 8, 2010—The countdown is under way. As of January 1, you have four months to promote the expanded U.S. Homebuyer Tax Credit and get your qualified buyers under contract by the April 30 deadline.</p>
<p>Fueled by the original November 30, 2009 deadline, sales of existing homes had increased steadily since April, with the exception of a slight dip in August. NAR surveys show that about 30% of all closed transactions during that period involved first-time buyers.</p>
<p>In November, Congress extended the tax credit and amended it to include some repeat buyers in hopes of securing a more sustained real estate upswing. However, the narrow window suggests none of us should count on another extension.</p>
<p><strong>Here are some ways to ensure that you and your clients make the most of this opportunity. </strong></p>
<p><strong>Update Your Message</strong><br />
You’ve probably already begun updating marketing materials that show you’re the expert on the new rules. Your target audience should now include repeat buyers who can qualify for a $6,500 tax credit if they’ve lived in their home for five consecutive years of the last eight. Make sure homeowners understand that as long as they’re buying a new primary residence, they’re not required to sell their current home right away—or at all. In the meantime, they’re able to take advantage of today’s lower home prices and historically low interest rates.</p>
<p><strong>Clear Your Schedule</strong><br />
As the new deadline looms, buyers will be looking for more attention and more of your time for showings. First-timers who were excluded from the $8,000 credit by the old income limits will be looking to join the action, too. The new limits are $125,000 for individual filers and $225,000 for joint filers. With the possible influx of repeat and first-time buyers, you’ll want to make sure you have systems in place to ensure everyone’s needs are met.</p>
<p><strong>Be Diligent at Every Step</strong><br />
You don’t want any delaying issues to emerge, so stay on top of your closing checklist. Insist that lenders, inspectors, listing agents and other involved parties also stay alert, because your most motivated buyers will want to act quickly. Also, be sure to know the inventory inside and out on properties priced up to $800,000, which is the new home-price limit for the tax credit.</p>

We recently came across this article regarding relocation:</p>
<p>RISMEDIA, October 24, 2009—The good news: in the middle of a really tough economy, you land a job offer. The bad news: you have to explain to your 14-year-old that it means moving out of state. Whether it’s for a new career opportunity or to move when a current employer relocates its business, people who may not otherwise have considered relocating are facing the potential of moving boxes in their future. </p>
<p>There are, however, steps you can take to make the transition more manageable: </p>
<p>1.    Do your homework as a family: Like most homework, this research will start with the Internet. City and state official websites are a good starting point to get a sense of the school system, recreation and services. Look to local bloggers to get the “voice” of a neighborhood, including city, or even neighborhood focused real estate blogs. Divide up the research among the family so everyone gets to be an expert.</p>
<p>2.   Take time to talk about the unknown: With everything that goes into relocation, it is easy to turn family life into a never-ending series of “to do” lists. Find time to let your family talk out loud about the move. Some days it will seem like a great adventure, other days it’ll be daunting. Let your kids know that’s okay.</p>
<p>3.   Find where your hobbies live: If a family member has a special hobby or sport, locate the best ways to connect with that passion as soon as you get to the new location- it’ll feel more like home when everyone is doing what they love.</p>
<p>4.   Start gathering medical and school records: We’d like to think we live in a paperless world- that is, until we roll into the emergency room in a new town and can’t access key information. Start gathering data from your physician, dentist and school administrators earlier rather than later.</p>
<p>5.   Tap into the professionals: Finding the right real estate agent and a good mover can make the difference between a straightforward- or a nightmare-relocation experience. Whether you’re looking to purchase a new home right away or are opting to rent an apartment or home while you familiarize yourself with the area, these professionals can provide both guidance and support during your relocation. Take time to check out reviews, get references from people you trust and then narrow down options to a short list. It’s worth the work to get these relationships right. </p>

<p>Loss on Sale of Home<br />
In the event an employee sustains a loss on the sale of his/her present residence as a result of relocation, the Company will reimburse the employee for the loss to a maximum of 10% of the original purchase price.<br />
A loss on sale is considered to be the difference between the original purchase price of the home plus allowable capital improvements as defined by the IRS and the higher of the appraised value or sale price. The employee must provide copies of the original purchase agreement and bills sustaining the capital improvements. The improvements must have been installed in the five-year period immediately prior to the effective date of the transfer and have a minimum cost of $1,000 for each expenditure.<br />

It is kind of presumptuous to assume that the capital improvements added to market value. Often there are demolition costs, extraordinary costs, and higher profit margins on remodeling projects. Should a transferee be able to recoupe such improvements to their full extent?<br />

Planning a move&#8230;you&#8217;ll definitely want to read this.</p>
<p>Allied wants you to start preparing early for your move with our moving checklist. It&#8217;s really never too soon to begin planning for a move, and veteran movers have found that a comprehensive moving timeline and checklist is the best strategy to ensure a smooth relocation. Our moving checklist and timeline is also a great way to involve the entire family in the move and to spread some of the responsibilities to each person, including your children.</p>
<h2>Timeline for Moving: Eight Weeks Before Move</h2>
<ul>
<li>Contact your mover to make arrangements for moving day.</li>
<li>Remove items from your attic, basement, storage shed, etc.</li>
<li>Start to use up things you can&#8217;t move, such as frozen foods and cleaning supplies.</li>
<li>Contact the chamber of commerce or visitor&#8217;s and tourism bureaus in your new community for information on your new city.</li>
</ul>
<h2>Timeline for Moving: Six Weeks Before Move</h2>
<ul>
<li>If you&#8217;re moving at an employer&#8217;s request, verify what expenses and responsibilities are theirs and which are yours.</li>
<li>Contact the IRS and/or your accountant for information on what moving expenses may be tax-deductible.</li>
<li>Begin to inventory and evaluate your possessions. What can be sold or donated to a charitable organization? What haven&#8217;t you used within the last year?</li>
<li>Make a list of everyone you need to notify about your move: friends, professionals, creditors, subscriptions, etc.</li>
<li>Obtain a mail subscription to the local paper in your new community to familiarize yourself with local government, community and social news and activities.</li>
<li>Locate all motor vehicle registration and licensing documents.</li>
<li>If some of your goods are to be stored, make the necessary arrangements now. (Your relocation consultant should be able to help.)</li>
<li>Contact schools, doctors, dentists, lawyers and accountants and obtain copies of your personal records. Ask for referrals where possible.</li>
</ul>
<h2>Timeline for Moving: Four Weeks Before Move</h2>
<ul>
<li>Submit a Change of Address form to the post office.</li>
<li>Arrange special transportation for your pets  and plants.</li>
<li>Contact utility and related companies (gas, electric, oil, water, telephone, cable TV and trash collection) for service disconnect/connect at your old and new addresses. However, remember to keep phone and utilities connected at your current home throughout moving day.</li>
<li>Contact coverage companies (auto, homeowner&#8217;s or renter&#8217;s, medical and life) to arrange for coverage in your new home.</li>
<li>If you&#8217;re packing yourself, purchase moving boxes  from your local mover. Pack items that you won&#8217;t be needing in the next month.</li>
<li>Plan a garage sale to sell unneeded items or arrange to donate them to charity.</li>
</ul>
<h2>Timeline for Moving: Three Weeks Before Move</h2>
<ul>
<li>Make travel arrangements and reservations for your moving trip. However, don&#8217;t make plane reservations for the same day that you&#8217;re moving out. House closings are often delayed, and other unexpected situations often arise.</li>
<li>Collect important papers (coverage, will, deeds, stock, etc.).</li>
<li>Arrange to close accounts at your local bank and open accounts in your new locale.</li>
</ul>
<h2>Timeline for Moving: Two Weeks Before Move</h2>
<ul>
<li>Have your car checked and serviced for the trip. Also, make sure that your automobile is prepared (filled with the necessary antifreeze/coolant, for example) for the type of weather conditions you&#8217;ll be traveling in.</li>
<li>If you&#8217;re moving out of or into a building with elevators, contact the building management to schedule use of the elevators.</li>
<li>Contact your relocation consultant to review and confirm all arrangements for your move.</li>
</ul>
<h2>Timeline for Moving: One Week Before Move</h2>
<ul>
<li>Settle any outstanding bills with local merchants.</li>
<li>Don&#8217;t forget to withdraw the contents of your safety deposit box, pick up any dry cleaning, return library books and rented videotapes, etc.</li>
<li>Take pets to the veterinarian for any needed immunizations. Get copies of pets&#8217; veterinary records.</li>
<li>Drain gas and oil from power equipment (lawn mowers, snow blowers, etc.).</li>
<li>Give away plants not being moved.</li>
<li>Prepare specific directions to your new home for your moving company. (Include your itinerary, emergency numbers, etc.)</li>
</ul>
<h2>Two to Three Days Before the Move</h2>
<ul>
<li>Defrost your freezer and refrigerator. Block doors open so they can&#8217;t accidentally close on pets or children.</li>
<li>Have your major appliances disconnected and prepared for the move. (Again, your relocation consultant can help with arrangements for a third party to provide these services.)</li>
<li>Pack a box of personal items that will be needed immediately at your new home. Have this box loaded last or carry it with you in your car.</li>
<li>Organize and set aside those things that you&#8217;re taking with you so that they don&#8217;t get loaded on the van in error.</li>
<li>Contact your relocation consultant to confirm arrival time of the moving van, as well as to notify them of any last minute details.</li>
</ul>
<h2>Timeline for Moving: Moving day</h2>
<ul>
<li>Make sure that someone is at home to answer the van foreman&#8217;s questions.</li>
<li>Record all utility meter readings (gas, electric, water).</li>
<li>Read your bill of lading and inventory carefully before you sign them. Keep these &#8212; and all related papers &#8212; in a safe location until all charges have been paid and all claims, if any, have been settled.</li>

<p>It explains the expansion of the First Time Home Buyer Tax Credit to the benefits offered to most home buyers.  Here are a few of the most important details:</p>
<p>&#8211;$8,000 for first-timers signing contracts through April 30 and closing by June 30. That credit was due to expire at the end of the month.</p>
<p>&#8211;$6,500 for repeat buyers who have &#8220;lived in their current residence for five consecutive years out of the last eight,&#8221; the <em>Los Angeles Times</em> reports.</p>
<p>&#8211;Individual tax filers making no more than $125,000 and joint filers making no more than $225,000 could take the full credit, a significant increase of the income cap. The credit would decrease in value for people making more than those amounts, phasing out completely after $145,000 for singles and $245,000 for couples, the Times says.</p>
<p>&#8211;If the home you&#8217;re buying is priced over $800,000, you can&#8217;t partake.</p>
